Why Have a Home Inspection?
What do both buyers and sellers have in common when it comes to the selling of a home?
The answers will vary depending on what side of the fence you are, but some common. Answers might include: Getting the most for your money/investment, being able to move on a date that works for their needs, and perhaps the most important - learning that the home inspection has gone well and that the potential buyers are ready to move forward.
Home inspections are a wise part of every residential real estate transaction. Sure, a potential buyer can forgo that process, but it is not truly the wisest decision one can make. Without a home inspection, a buyer may find out- after move in, of course! - that there are any number of problems or reasons for concern. From a sinking foundation to non-insulated attic, outdated electrical system to an HVAC system that is on its last fan blade, these are all concerns that a home inspection will include.
Of course, it should be remembered that a home inspection is not just about the negatives! The inspection can also let you know that all systems are in great working order, confirm that your instincts regarding the home's systems are spot on, and even provide information that those upgrades or changes you were thinking about can actually be made. After all, the home inspector has nothing to gain in lying to you!
However, if you are the homeowner and thinking about how you can get the most for your home, then a home inspection before listing your home is a great way to get things moving in the right direction. When you do a pre-listing inspection, you are better able to determine what- if any- changes need to be made to improve the sell-ability of your residence. In this type of home inspection, you are more likely to want the inspector to tell you of any recommended change.
This pre-listing inspection will allow you to determine which upgrades you will need to make to make your home more attractive to a potential buyer. As the saying goes - "And now you know and knowing is half the battle!" (G.I. Joe) Better yet, you are unlikely to be blindsided when the buyer has a home inspection done.
So, what is the most important part of the buying/selling process? Without a doubt, it is the home inspection. Don't' just ignore the value of this part of the adventure. No matter what the outcome of the inspection, the knowledge gained will make the outcome more to your liking.
